Port Moody has six presale projects underway right now. Four have released prices, running from $399,900 to $1,269,900. Two are still coming soon with no price posted yet.
That's the whole list. Nobody in Port Moody is quietly selling from a project you haven't heard of — this is every active presale in the city, priced and unpriced, in one place.
The four with prices

Inlet District is the entry point. It's the only project in the city with studios, and the only one with anything under $500,000. It's also the furthest out, completing in 2029, and by far the biggest of the four at 299 units.
Flavelle Place sits at the other end. Eleven units, three bedrooms only, and it's the only one of the four due to complete this year, in 2026. There's no unit type in Port Moody presale inventory below three bedrooms once you're above roughly $1.2 million — Flavelle Place is a small, specific project, not a general-purpose one.
Mary Annes Place and Umbra at Portwood sit in between, both completing in 2027, both offering a mix of one-, two- and three-bedroom homes. Mary Annes Place starts about $140,000 lower and has fewer than half the units of Umbra at Portwood, which is priced from $699,900 for 219 homes in Seaview.
Take note on Umbra at Portwood specifically: the number above is what's in our catalogue for the project's current pricing. Sheets and third-party copies of Umbra's pricing that circulate elsewhere have been out of step with what's actually on offer, so if you're comparing prices, use the project's own current page rather than a downloaded price list.
The two without prices
Two more projects are coming to Port Moody with no pricing released yet.
Westport Village, in College Park, is planned at 263 units. Flavelle OceanFront, also College Park, is planned at 3,300 units — by a wide margin the largest single project on this list, priced or not. Neither has confirmed pricing, bedroom mix, or a completion date in our records yet. When either releases numbers, that's a real update to this list, not a rounding of what's already here.
What the six add up to
The four projects currently selling account for 627 units combined. The two coming-soon projects, mostly on the strength of Flavelle OceanFront alone, add up to 3,563 more units if both proceed as planned. That's nearly six times as much housing waiting in the wings as is actually available to buy today.
Three of the six projects — Mary Annes Place, Westport Village and Flavelle OceanFront — are in College Park, making it the most active neighbourhood in the city by project count, even though only one of the three has a price attached. Newport Village, Seaview and Moody Centre each have exactly one project.
What to check before you commit
Every one of these prices is a "from" figure — the low end of the range for the smallest or least-featured unit type, not what a specific floor plan will actually cost. What changes next
This list changes in one of three ways: Westport Village or Flavelle OceanFront release pricing, one of the four selling projects sells out or changes its posted range, or a new project in Port Moody enters presale. Given that Flavelle OceanFront alone is planned at more than five times the combined size of everything currently selling in the city, its pricing — whenever it lands — will be the number that resets what "afford a Port Moody presale" means here. Until then, $399,900 at Inlet District is the floor and $1,269,900 at Flavelle Place is the ceiling.
