A deposit structure is the schedule of instalments you pay to secure a presale home — for example an amount on signing, then further percentages at set dates or construction milestones. Total presale deposits in BC commonly range from about 10% to 20% of the purchase price, and deposits are held in trust under the Real Estate Development Marketing Act.
New and substantially-renovated homes in BC are generally subject to 5% GST on the purchase price, which is separate from Property Transfer Tax. Federal GST rebates may reduce that amount depending on the price and how you use the home. Confirm the exact GST and any rebate you qualify for with the developer and the Canada Revenue Agency.
