How these numbers are made

What’s counted. Every development in our database marked now selling, not archived, with a published starting price of $100,000 or more. Sold-out projects and unreleased “coming soon” projects are excluded from all price figures. The completion pipeline above is the one exception — it includes coming-soon projects, because their timelines are already announced.

“Starting price” means asking price. It is the lowest price the developer publishes for that project — the cheapest home available, before options, GST or negotiation. It is not a sale price. We do not have access to what units actually close at, and we never estimate it.

Entry price per square foot is a project’s lowest published price divided by its smallest published floorplan; the figure shown is the median of that across projects. It describes what the entry-level home in each building costs per foot — not an average across all unit sizes, and not a market-wide price per foot.

Medians, not averages. The median is the middle project, so a single luxury tower can’t drag the number. Where a city has only a handful of projects, its median is thin by definition — the projects column is printed next to it for that reason.

Frozen on publication. Figures are captured on the date shown and are never revised afterwards. Corrections and movement appear in the following month’s report, not by editing this one.
