What's actually for sale
Rocklin is a single collection of 133 townhomes at 1295 Rocklin Street, on Burke Mountain in Coquitlam. Every home is three or four bedrooms, ranging from 1,373 to 1,950 square feet. The building is five storeys, still listed as selling, with 0% of homes marked sold in our records as of late September.
Kitchens come with a full SMEG appliance package — fridge, induction cooktop, oven, integrated hood fan, dishwasher and microwave — under a 2-year in-home warranty from SMEG. The maintenance fee is $0.19 a square foot, which works out to roughly $261 a month on the smallest unit at 1,373 square feet and around $370 a month on the largest at 1,950 square feet. The developer, StreetSide Developments (a Qualico company), is also currently advertising incentives on top of the listed prices; the amount isn't published, so you'd need to ask the sales team what that means for a specific home.
The deposit
Rocklin asks for 10% down, split as 5% within 7 days of signing and a further 5% within 90 days. Rocklin's entry price sits below Versant and Culmena and close to Towns at Burke, but its top end reaches higher than either of those, reflecting the larger four-bedroom units at 1,950 square feet. Terrayne Towns remains the cheapest way into a Burke Mountain townhome right now, though it includes smaller two-bedroom layouts that Rocklin doesn't offer.
What Rocklin isn't
Rocklin doesn't have one- or two-bedroom homes. If you're after something smaller on Burke Mountain, Culmena starts at two bedrooms. Further from the mountain, condo buildings in Burquitlam, City Centre and Coquitlam West carry a wider mix of studio-to-three-bedroom units at lower entry prices, and projects in Maillardville and Oakdale start under $400,000 for a one-bedroom. GST and the numbers above $1 million
The federal First-Time Home Buyers' GST rebate is worth up to $50,000 on homes priced at or below $1 million, then shrinks on a straight-line scale between $1 million and $1.5 million, with nothing left above that. Rocklin's range runs from $889,900 up through $1,319,900, so a home near the bottom of the range qualifies for the full $50,000 rebate, while one priced at the top of the range, $1,319,900, would work out to a partial rebate of roughly $18,000.
