Silver & Cedar in Mission is finished. The six-storey building at 8423 Cedar St in Cedar Valley is move-in ready now, not years from now, and homes are priced from $449,900 to $524,900. That makes it the least expensive project in Mission we track, and the one with the smallest homes.

What it costs

Silver & Cedar has 98 homes across one-bedroom, one-bedroom-plus-den, junior two-bedroom, and two-bedroom layouts. Prices run $449,900 to $524,900. Sizes run from 252 to 728 square feet. Maintenance fees are $0.39 per square foot, so a 450-square-foot home runs roughly $175 a month and a 700-square-foot home runs roughly $273 a month. The developer is Redekop Faye.

How small is 252 square feet

The smallest listed home is 252 square feet. That's smaller than most hotel rooms and close to the size of a two-car garage. It's a junior layout, built to fit a single occupant or a couple who don't need separate rooms, and it's why the building's entry price sits well under $450,000 while everything else in Mission starts higher. If you need a real bedroom door, look at the one-bedroom and two-bedroom plans instead, which run larger within the same 449,900-to-524,900 range.

It's already built

Most of what we cover is presold: money down now, keys in two or three years. Silver & Cedar isn't that. Construction is done and the building is move-in ready, which changes two things for a buyer. First, there's no multi-year wait to find out what the unit actually looks like or what the building actually feels like — it exists. Second, the deposit schedule is shorter than what you'd see on a project still being built: Silver & Cedar asks for 5% within 7 days of signing and another 5% at 90 days, for a 10% total deposit, rather than deposits spread across a construction timeline. The GST rebate applies here too

As of a federal rule that took effect May 27, 2025, a first-time buyer gets a 100% rebate of the GST on a new home priced up to $1 million, worth up to $50,000. Every home at Silver & Cedar falls under that $1 million line, so a qualifying first-time buyer signing an agreement now would not owe GST on top of the listed price. To qualify, a buyer has to be at least 18, a Canadian citizen or permanent resident, and not have lived in a home they or their spouse owned in the current year or the four years before it. Watch for two things: how many of the 98 homes are still available, since a finished building can sell down faster than a presale, and whether the federal rebate rules shift before 2031, the current end date for the program.
