What 90% Sold Actually Means
Our records show Trailside moved from "coming soon" to "selling" status on September 9, 2026. At 90% sold out of 61 total homes, that leaves roughly six homes still available, by our count. Mosaic hasn't published a floorplan-by-floorplan breakdown, so we can't tell you whether those six are one-bedrooms, three-bedrooms, or something in between — that's a question for the sales team directly. What we can say is that the building's full range, from the $650,000 low end to the $1,200,000 high end, was on offer when the bulk of the homes sold.

Run the per-square-foot math and the smallest home is the most expensive per foot, not the largest: the 543-square-foot one-bedroom at $650,000 works out to roughly $1,197 a square foot, while the 1,300-square-foot three-bedroom at $1,200,000 comes in closer to $923 a square foot. That gap is normal in a building this size — smaller units carry a premium because there are fewer of them and demand for entry-level pricing is higher.
The Home Store Hasn't Opened, but the Site Is Already Under Construction
Mosaic's on-site Home Store for Trailside opens to the public on Saturday, September 26, according to Mosaic's own project page, which also confirms the building is one-, two- and three-bedroom apartment homes in Lynn Valley — consistent with what our records show. That page doesn't publish pricing or a sold count; those figures come from our own listing data.
The gap between a project already showing 90% sold and a public sales centre that hasn't opened yet usually means most of a building moved through a VIP or broker list before the walk-in doors opened — common for a builder like Mosaic that already has a list of past buyers and local contacts in an established neighbourhood. Construction on the building is already underway, with completion expected in 2027.
The Deposit Schedule
Mosaic's deposit structure for Trailside is a 10% total deposit, split into two payments: 5% due at signing, and another 5% due six months after the contract is accepted, both payable to Mosaic Avenue Realty Ltd. in trust. That's a lighter early commitment than many presales in the city that ask for 15% to 20% before occupancy. What Changes Next
The number that matters here is whatever's left of that roughly six-home cushion. If Trailside sells out before the Home Store opens on September 26, that will be the actual story: a building the public never got to walk through. If homes are still open after that date, the opening is when Mosaic would be expected to put out a floorplan-level pricing sheet, which would tell us precisely what's left and at what price, rather than the range we can report today.
