The cheapest presale condo in Abbotsford is a studio at Scout in Clearbrook, priced from $279,900. Three more studio buildings sit within $35,000 of that number, and all of them are in Abbotsford — not somewhere else in the Fraser Valley people confuse it with.

Here is every presale condo, townhome and single-family project currently selling in the city, priced, sized and dated, grouped by neighbourhood so you can see the whole market instead of one listing at a time.

The four cheapest studios

Those are floor prices, not the whole building. Scout runs up to two-bedroom-plus-den units near $584,900, and Highstreet Village goes to three bedrooms near $624,900. A studio gets you in the door; it is not the only thing on the floor plate.

Clearbrook has more presales than anywhere else in the city

Ten of the city's 22 currently-selling projects are in Clearbrook, which is more than the rest of Abbotsford combined. That is also the neighbourhood behind Scout, Highstreet Village, Montvue and most of the other names on this page.

JEM Condos lists a 2023 completion year — the building is finished. What's selling there now is unsold move-in-ready inventory, not a presale in the deposit-and-wait sense. The other nine are still under construction or not yet started.

Nest and Nature's Edge both list 2025 completion years, so both are finished buildings with unsold homes rather than presales.

Announced but not priced yet

Four more projects are marked coming soon, with no price or bed count released:

  • Vicarro, Sumas Mountain — a 1,400-unit master-planned project.
  • Skyside, Babich — 90 units, expected completion 2026.
  • Ledgeview, McMillan — 17 units, 3–4 bedrooms.
  • Phoenix Central, Clearbrook — 66 units.

None of these show a price yet, so there's nothing to compare until pricing is released.

What to check before you put money down

Studio prices under $300,000 raise the deposit and GST questions first. Deposit structures vary builder to builder — see the presale deposit guide for how deposits are typically staged and protected, and the GST rebate guide for how the rebate is calculated at this price range. Every contract also comes with the same seven-day rescission period regardless of price.

What changes next

This list moves in two directions. Vicarro, Skyside, Ledgeview and Phoenix Central will get prices once they launch, which would push the Clearbrook and Sumas Mountain counts higher. And JEM Condos, Laurel on Mill Lake, Nest and Nature's Edge will eventually sell through their remaining inventory and drop off a "presale" list entirely, since they're already built. Check back once any of the coming-soon projects release pricing — that's the next real change to Abbotsford's numbers.
