Burnaby has three presale townhome projects selling today, from $565,000 to $1,448,000, plus one more in planning — here is the complete list.

Burnaby has three presale townhome projects selling right now: Element 2, The Idyllic and Dufferin Row. Together they list 54 homes, priced from $565,000 to $1,448,000, with completions ranging from already-built (2024) to 2026.

That's it. Out of roughly three dozen active presale developments in Burnaby, only three are townhomes — everything else on the list is a condo tower or mid-rise. If you've been searching for a Burnaby presale townhome and coming up with condo listings instead, this is why: there just aren't many being built.

Two of the three sit in Edmonds, in the flats south of Kingsway near the Edmonds SkyTrain station. Dufferin Row is the outlier — a six-home infill project up near Deer Lake, built for buyers who want more bedrooms than a condo offers without moving to a detached house.

Element 2: the cheapest, and nearly sold out

Element 2 is a 27-home development by Square Nine Developments at 7161 17th Avenue, three storeys, a mix of garden townhomes and two-level units. It's already built — completion was 2024 — and it's 90% sold, so the 565,000-to-1,149,000 price range reflects what's left, not what the whole project cost when it launched. If you want a Burnaby presale townhome for under $600,000, this is currently the only one, and there are only a handful of units left to buy.

The Idyllic: five buildings around a courtyard

The Idyllic is Eunoia Homes' 21-home project at 7447 14th Avenue, also in Edmonds, a few blocks from Element 2. It's five three-storey woodframe buildings arranged around a shared landscaped courtyard, with 11 floorplans across two and three bedrooms, 1,012 to 1,418 square feet. Completion is set for 2025. The deposit structure here is a $5,000 initial deposit, then two more instalments of 5% of the price each, for roughly 10% down by six months after signing — worth comparing against typical presale deposit schedules in our guide to presale deposits before you assume that's standard.

Dufferin Row: the smallest and the biggest homes

Dufferin Row, by Asthan Homes at 6525 Dufferin Street, is six three- and four-bedroom row homes, 1,589 to 2,004 square feet, priced from $1,398,000 to $1,448,000. It's the smallest project on this list by unit count and the largest by floor area — these are built for a family that's outgrown a condo and isn't ready for a detached lot. Completion is 2026.

What's not on this list

Burnaby's presale catalogue has a fourth project worth watching: 6444 Silver Avenue in Metrotown, from Belford Properties, marketed as a mix of condos and townhomes. It's still in the coming-soon stage — no unit count, pricing, or completion date has been released yet, so it isn't part of the count above. Once Belford publishes prices and a unit breakdown, this page will update.

Nothing else in Burnaby's active pipeline is a townhome. The rest of the city's roughly 30 other active presales — in Metrotown, Brentwood, The Heights and elsewhere — are condo towers or mid-rises, some with studios starting under $400,000 and running past $2 million for larger units. Why the count is so low

Burnaby's presale pipeline has been dominated by transit-oriented density for the past several years — Metrotown, Brentwood and Lougheed have been rezoned for towers, not row housing. Townhomes need ground-oriented sites, and there's less of that land left near SkyTrain stations, which is where most of Burnaby's new supply is going. Edmonds, where two of the three current projects sit, is one of the few pockets still producing them at this scale.

What would change this

This list grows when 6444 Silver Avenue releases its townhome count and pricing, or when a new project not yet in the city's development-permit pipeline gets announced. It shrinks every time one of these three sells out — Element 2 is already at 90%, so it may drop off this list within the next few months.
