Concord Metrotown's current release starts at $687,800. That price gets a one-bedroom home of about 473 square feet; the largest homes in this release run to about 835 square feet, which is roughly the size of a small two-bedroom.

What's actually for sale right now

Concord Pacific's tower at 4866 Kingsway sits next to Metrotown SkyTrain station and Metropolis at Metrotown. It's under construction, planned to reach 65 storeys, with completion expected in 2027. The developer's own floor plan pages group the homes on offer into one-bedroom and two-bedroom types. (The site also lists a separate two-to-three-bedroom collection, but those larger plans sit outside the 473-835 square foot band priced from $687,800, and no price is published for them yet.)

That's also the gap worth flagging: concordmetrotown.com doesn't publish a ceiling price for the current release. We can tell you what the smallest home costs and how big the largest one is, but not what the largest one costs. If that changes, this page will reflect it.

Where $687,800 lands in Metrotown

Metrotown has more presale towers selling right now than almost anywhere else in Burnaby, so a starting price on its own doesn't say much until you see it next to the rest of the neighbourhood.

Concord Metrotown sits roughly in the middle: pricier than Koen or Nuvo Condos, cheaper than Onyx, and well below Perla Condos, which is selling two- and three-bedroom homes only, not entry-level one-bedrooms. Riviera is the closest match by price and is already ahead on completion, set for 2025 against Concord Metrotown's 2027.

None of these starting prices tell you the price per square foot on their own, since the smallest unit at each building can be a different size. A $687,800 one-bedroom at 473 square feet works out to a higher rate per square foot than a similarly priced but larger unit elsewhere in the neighbourhood would.

The scale of the project

Concord Metrotown is planned across multiple towers totalling 1,384 units, one of the largest active presale counts in Burnaby. The shared amenity space totals about 66,000 square feet of indoor and outdoor area, including a 400-metre running loop, spread across the site rather than sitting inside any single tower. The presentation centre is at 4750 Kingsway, open Saturday through Thursday from 11 a.m. to 5 p.m., and by appointment on Fridays.

Concord Pacific also developed Greenhouse, a few blocks away in the same neighbourhood, so this isn't the company's first project in Metrotown. Location is the other reason this specific tower comes up rather than the neighbourhood in general: it sits at the SkyTrain station, which several nearby presales don't. None of that changes the starting price, but it's the context missing from a bare number.

What we still don't know

Three things aren't public yet: a maximum price for this release, a maintenance fee estimate, and a deposit structure. Concord Metrotown's site doesn't list any of them as of this month. What would move this number

This starting price is tied to the current release. Towers this size sell in phases, and the next phase typically comes with its own starting price rather than a change to this one — so watch for a new release announcement, not a repriced version of what's selling now. A published maximum price or maintenance fee for this release would also be worth an update, since neither exists yet.
