Studios at Harlowe in Surrey's Sunnyside start at $299,900. That's the lowest asking price of any new home currently listed for sale anywhere in Surrey, in a 6-storey building of 86 homes that's now under construction with a completion target of early 2028.

What Harlowe actually is

Harlowe is a 6-storey building at 16485 18 Avenue, in Surrey's Sunnyside neighbourhood, developed by Genaris Properties. It holds 86 homes, priced from $299,900 to $574,900, in sizes from 283 to 833 square feet. The project's own site describes the mix as studio, one-bedroom and two-bedroom apartments plus a smaller group of townhomes, though Genaris hasn't posted townhome floor plans or pricing separately yet — only the apartment layouts (studio, one-bed, and two-bed in one- and two-bath versions) are on the site as of this week. Construction is underway, with Vertis Construction named as the builder, but neither the developer's site nor its marketing material gives a specific start date, so we're not repeating one here.

Maintenance fees are budgeted at $0.38 per square foot. The deposit is structured in three steps: $10,000 due on signing, then 5% of the price (minus that initial $10,000) due within 7 days, then a final 5% due 365 days after signing. How it compares to its own neighbourhood

Sunnyside is a small pocket of Surrey, and right now it has exactly four tracked developments. Harlowe is the only one priced under $500,000:

Halo finishes two years sooner and is already priced almost double Harlowe's entry point. Elisa at Sunnyside Park is a townhome-only project starting near $1 million. Calais, a fourth Sunnyside project, hasn't opened pricing yet. If Sunnyside specifically is what you're after, Harlowe is the only listing there under half a million dollars.

How it compares citywide

Surrey has 61 developments actively selling right now, plus another 16 marked coming soon. Among all of them, Harlowe's $299,900 studio is the cheapest priced home on the market:

The gap is small in dollars but the completion dates aren't. Stowa, at $329,900, is finishing in 2026 — two years ahead of Harlowe. Harth, the next cheapest, doesn't finish until 2029, a year later than Harlowe. If you want the lowest price and don't mind the longer wait, Harlowe and Harth are the two projects to compare directly; if you want to move in sooner, Stowa is the one worth a look even at a slightly higher entry price. What we can't tell you yet

Genaris' site confirms Harlowe includes townhomes as part of its 86 homes, but it doesn't say how many, what size they are, or what they'll cost — those units simply aren't on the floor-plan page yet. Our own bed-count range (studio to two-bedroom) reflects only the apartment homes that are posted; if you need a three- or four-bedroom home specifically, don't assume Harlowe has one available until Genaris publishes those plans. We also can't confirm an exact month construction started, only that the site currently describes the building as underway with Vertis Construction as builder.

What changes next

This gets rewritten once Genaris posts townhome floor plans and pricing, since that's the piece of the picture missing right now. It also changes if Stowa or Harth sell through their current price bands, since that's what makes Harlowe's $299,900 the citywide floor today. Until either happens, Harlowe stays the cheapest studio listed for sale in Surrey, and Sunnyside stays a neighbourhood with one project under $500,000.
