Which New Condos in the Fraser Valley Are Move-In Ready?

Thirteen Fraser Valley condo buildings are finished construction and still have homes for sale, starting at $349,900 in Abbotsford.

Thirteen new condo buildings across Surrey, Langley, Abbotsford, Chilliwack and Mission are finished construction and still have homes for sale. Prices start at $349,900 for a one-bedroom at JEM Condos in Abbotsford, so a buyer who wants a finished home instead of a two-year wait on a presale deposit already has real choices in the Fraser Valley.

How this list was built

Most "new condos" roundups mix everything currently selling, whether it closes next month or in 2029. We started with every apartment project across the six biggest Fraser Valley cities whose completion year was 2025 or earlier, then checked each one individually — its recorded construction status, and where that was blank, its own website — before deciding whether it belongs on a "move in now" list. Of 18 candidates checked, five didn't qualify. Details are below.

Surrey: four finished buildings still selling

Two other Surrey buildings looked like candidates but didn't make the cut. Galilea, also in City Centre, is finished, but its 129 homes are sold out — there's nothing left to buy. Fraser Manse in Fleetwood carries a 2024 completion year in the record, but the developer's own site makes no claim that the building is finished or move-in ready, so it's left off.

Langley: four finished buildings, $394,900 to $455,000

  • Unity South, Nicomekl — from $394,900, 1–2 bed, 90% sold
  • Kensington Gate, Willoughby — from $399,900, 1–4 bed
  • The Hive 2, Willoughby — from $409,900, 1–3 bed
  • Véra, Brookswood — from $455,000, 1–3 bed, 90% sold

Unity South and Véra are both already 90% sold, so their remaining plans are limited even though the buildings are complete.

Abbotsford, Chilliwack and Mission: one or two each

Abbotsford has two. JEM Condos in Clearbrook has the cheapest finished one-bedroom in the whole valley, at $349,900. Laurel on Mill Lake, a smaller building overlooking Mill Lake, starts at $669,900 — it only sells two-bedroom homes, no one-beds.

Chilliwack has two: Mountainview Lane in Sardis, from $369,900 with 1–2 bed layouts, and York Residences – Building C in Garrison Crossing, from $459,900 with everything from studios to 3-bedroom homes.

Mission has one: Silver & Cedar in Cedar Valley, from $449,900, 1–2 bed. Tunbridge Crossing, also in Mission, is finished, but it's serviced building lots for a house you construct yourself, not an apartment — it isn't a fair comparison here.

The cheapest finished one-bedroom in the valley

JEM Condos in Abbotsford, at $349,900, is the cheapest finished one-bedroom home in the Fraser Valley right now. Pura in Surrey and Mountainview Lane in Chilliwack are next, both from $369,900.

What we dropped, and why

Five of the 18 projects checked didn't qualify for this list:

  • Galilea (Surrey) — finished, but sold out.
  • Fraser Manse (Surrey) — a 2024 completion year on record, but the developer's own site does not state the building is finished.
  • Tunbridge Crossing (Mission) — finished, but it's freehold building lots, not an apartment building.
  • The North at Port Haney (Maple Ridge) — completion is set for 2026 and it's still selling on presale deposit terms, not move-in ready yet.
  • City and Laurel (Maple Ridge) — same situation: a 2026 presale, not complete.

What changes next

This list shortens as remaining inventory sells: Galilea already sold out, and both Unity South and Véra sit at 90% sold, so either could disappear from this list within months. It lengthens if The North or City and Laurel reach completion ahead of their 2026 target, or if a currently-selling Fraser Valley presale finishes construction early. Before comparing a finished home's price against a still-building one, it's worth checking how presale deposit structures work and whether the GST new-housing rebate applies — the numbers can differ once a building is complete versus mid-construction.
