Those numbers come from every active presale in the region that publishes a one-bedroom starting price, checked against our own catalogue on September 19, 2026.
The answer, plain
Fifty active Fraser Valley presale projects — selling now or announced with prices — have a one-bedroom as their smallest advertised home, and all fifty list a starting price for it. Line those fifty prices up and the middle one is $434,900. The cheapest is Jethro in Brookswood, Langley, at $344,900. The most expensive is Foster Martin in White Rock, at $989,000.
That's a $644,100 spread for the same bedroom count, inside one region. Most of it comes down to city.
How we counted
We pulled every project in our Fraser Valley catalogue that is currently selling or coming soon with a price attached, then kept only the ones where a one-bedroom is the smallest home on offer — not a studio, not a bachelor unit priced separately below it. A project that starts at a studio and also sells one-bedrooms doesn't count here, because its published "starting price" isn't a one-bedroom price. For each of the fifty that qualified, we used the project's own advertised starting price for that smallest one-bedroom, as listed on its page right now.
This is a different question from our September 10 report on the cheapest presale condo in BC, which tracked the single lowest price per city regardless of bedroom count or floor size. That report can point to a studio. This one only counts homes where a one-bedroom is the entry point.

Surrey has the most one-bedroom presales by far — 21 of the 50 — and its median sits above the regional figure. Langley has the second-largest count and the lower median, mostly because the corridor around Willoughby and Yorkson has several projects still pricing one-beds under $400,000, including Kensington Gate, Rowan and Latimer Heights, all at $399,900.
Abbotsford has the lowest median of any city with more than one project, held down by a tie: Triumph and JEM Condos both start their one-beds at $349,900. Chilliwack and White Rock each have exactly one qualifying project, so their "median" is just that project's price — Mountainview Lane at $369,900 and Foster Martin at $989,000.
The cheapest and priciest in each city
In Surrey, Pura is the cheapest entry at $379,900; Rockford is the priciest at $799,900. In Delta, Salt and Meadow opens at $474,900 and Bridge & Elliott tops out its starting price at $579,900. In Maple Ridge, Inspire starts at $349,900 — close behind Jethro for the regional low — while The North at Port Haney starts at $449,900. Mission has only two projects to compare: Silver & Cedar at $449,900 and Tunbridge Crossing at $511,920.
White Rock is the outlier. Foster Martin is the only project in the city with a one-bedroom as its smallest home, and at $989,000 it's more than double the regional median. Most other White Rock presales either start at a studio or skip one-bedrooms in their lowest-priced line, which is why the city shows up with a sample of one here rather than a genuine range.
What changes next
This list moves every time a project raises prices, sells out its lowest-priced one-bedroom plan, or a new project launches with pricing attached. A handful of Langley and Surrey projects are still in early phases, which is usually when starting prices shift. The next check worth making is whether Surrey's median holds above $450,000 as projects like Park George, Kingsgate and Gabriel move through their next release, or whether Langley's cluster of sub-$400,000 one-beds keeps growing as Willoughby fills in.
