Rising Sun's 18 townhomes at 6983 204 Street in Willoughby start at $794,900 for a 1,395-square-foot, three-bedroom plan and top out at $899,900 for 1,757 square feet. That's the lowest entry price of any three-bedroom-plus townhome project currently selling in Willoughby.

What's actually for sale

Every home at Rising Sun is three bedrooms, or three bedrooms plus a den, spread over three levels. The ground floor holds a two-car garage, and in some plans a den or home-office space sits at street level behind a glazed front wall. Each unit ends in a private rooftop deck. The site sits on a rise, so the decks look out toward the mountains and across the valley rather than at a neighbour's wall.

There are only 18 homes in the whole project, which is small next to most of what else is selling nearby. Townside Village down the road has 93, and Fiore has 36. A small count means less to choose from, but it also means the project sells out faster once a price point clears.

How the price compares

Willoughby has more three-bedroom-and-up townhome projects selling right now than any other part of Langley. Lined up by price, Rising Sun sits at the bottom:

ProjectPrice rangeBedsHomesCompletion
Rising Sun$794,900 – $899,9003182026
Fiore$799,999 – $950,0003–4362026
Townside Village$819,900 – $1,059,9003–4932026
Silverbrook$819,900 – $909,9003–4752027
Park Avenue Townhomes$839,900 – $989,9003322025
Renfrew South$889,900 – $899,9003–4312026

Rising Sun's floor is $5,099 under Fiore, the next-cheapest, and about $25,000 under Townside Village and Silverbrook. None of that tells you which home is the better buy — the comparison is only on price and bedroom count, not on finishes, outdoor space, or the floor plan itself. But if the question is "what's the cheapest way into a three-bedroom townhome in Willoughby," Rising Sun answers it.

Outside Willoughby, only one Langley project with a three-bedroom-plus floor lists a lower price: Marilyn on the Park in Brookswood, at $789,900. Its completion year in our records is 2024, already behind us, so it isn't comparable presale inventory in the way Rising Sun is. Among projects still building toward a future completion date, Rising Sun's $794,900 is the lowest three-bedroom-plus entry price anywhere in Langley. In Latimer, for comparison, Covent Park starts higher, at $849,900.

Size and layout

Homes run 1,395 to 1,757 square feet. The catalogue doesn't publish which price pairs with which exact plan, so dividing price by size only gives outer bounds, not a single number: if the lowest price belongs to the largest unit, that's about $452 a square foot; if the highest price belongs to the smallest unit, that's about $645. The real per-square-foot figure for any given home falls somewhere inside that range.

Location

Rising Sun sits in Willoughby, a few minutes from Willowbrook Shopping Centre and Willoughby Town Centre. Donna Gabriel Robins Elementary and R.E. Mountain Secondary are both close by. The neighbourhood is one of the most built-out parts of Langley's townhome corridor — see our Langley hub for what else is selling nearby, including condo towers and other townhome rows along 200th Street and through Yorkson.

Where this sits against the GST rebate

The federal GST rebate for first-time buyers pays out in full on new homes priced up to $1,000,000, then shrinks on a straight line up to $1,500,000, where it disappears. Every home at Rising Sun, even at the $899,900 top end, sits under that $1,000,000 line — so price alone doesn't disqualify anyone here. Whether a specific buyer actually qualifies depends on the rest of the eligibility rules, not just the price, which our guide to the first-time buyer GST rebate walks through.

What we don't know yet

Rising Sun Homes hasn't published a deposit structure, a maintenance fee estimate, or a firm occupancy date through the channels we track, so none of those appear here. If you're sizing up what a deposit schedule usually looks like on a project this size, our guide on presale deposits covers the typical structure and timing before you're looking at a specific contract.

What changes next

This page gets a rewrite if Rising Sun Homes releases a deposit structure, an occupancy date, or new pricing as remaining units sell — an 18-unit project moves through its price points faster than a 200-unit tower, so the range above is the kind of number that ages quickly. Check the project page for the current state of availability before treating any price here as final.
