Camden by the Parks is a new 27-home townhouse project in Langley's Brookswood neighbourhood, built by Leone Homes, with a starting price of $849,900. The floorplans run from 1,485 to 2,062 square feet across three- and four-bedroom layouts, and the project is set to complete in 2027.
Where it is and what's around it
The address is 4529 200A Street, on a site that sits between Brookswood Park on one side and Alice Brown Elementary on the other. Leone's marketing for the project leans on that pairing directly: a short walk to the school on one side, a few minutes to the park on the other. Beyond the school and the park, the site is a short drive from grocery stores and restaurants along 200 Street and in central Langley. The homes are three and four bedrooms with two and a half baths, built across three storeys, with a West Coast modern exterior.
Brookswood is already one of the busier stretches of Langley for new family-sized townhomes, which means Camden's walk-to-school, walk-to-park pitch is competing with several nearby projects making a similar case. See the comparison below.
What's confirmed, and what isn't yet
Camden's own site, camdenbytheparks.com, confirms the sizes: its floorplans page lists units from 1,485 to 2,062 square feet. It does not yet post per-unit pricing. The site asks visitors to register for "priority access to previews, floorplans, and pricing," and no top price for the 27-home collection has been published anywhere. The $849,900 start price is set, but what a four-bedroom, 2,000-square-foot end unit will cost is not yet public.
The deposit isn't fully public either. Leone is marketing a reduced initial deposit as a launch-period promotion, rather than the full deposit due at signing. Our guide to presale deposit structures covers how that usually plays out across Lower Mainland presales: a smaller amount down up front, with the remainder due in stages before completion.
Whatever the final deposit terms turn out to be, one protection doesn't depend on them. Every presale contract in BC comes with a mandatory 7-day rescission period after signing, during which a buyer can walk away without penalty. Our guide to the rescission period covers exactly how that 7-day clock starts and what counts against it, which matters more than usual on a project whose full pricing isn't out yet.
How it compares around Brookswood
Camden isn't the only new townhouse project in Brookswood, and it isn't even the only one from its own builder. Leone Homes is also building Bromley Brookswood, a 26-home project elsewhere in the same neighbourhood, priced from $809,900 to $864,900 and also completing in 2027.
| Project | Suburb | From | Beds | Homes | Completion |
|---|---|---|---|---|---|
| Camden by the Parks | Brookswood | $849,900 | 3-4 | 27 | 2027 |
| Bromley Brookswood | Brookswood | $809,900 | 3-4 | 26 | 2027 |
| Marilyn on the Park | Brookswood | $789,900 | 3-4 | 43 | 2024 |
| Covent Park | Latimer | $849,900 | 3-4 | 55 | 2026 |
Camden's $849,900 start lands at the top of that Brookswood group and matches Covent Park's starting price across town in Latimer — a project viewnewbuild covered in September at a similar pre-pricing stage. The gap between Camden and its closest sibling, Bromley, is about $40,000 at the entry point. Both are Leone projects, both are in Brookswood, both complete in 2027, so the difference likely comes down to lot size, unit mix, or how far each project's pricing has settled since launch rather than location.
Marilyn on the Park, also in Brookswood, shows what the same bedroom count cost when it was presold: $789,900 to $914,900, a project that's already built and occupied as of 2024. That's roughly the same starting point as Camden two years later, which is one way to see that Brookswood's entry price for a family-sized townhome hasn't moved much even as other parts of Langley have kept climbing.

What changes next
The two things to watch are the top-of-range price and the deposit terms, neither public yet. Those usually surface once a project moves from a registration list to an active sales centre with a floorplan sheet. When that happens for Camden, the $849,900 figure will either hold as the real price of the smallest unit or turn out to be a floor price quoted ahead of the full lineup, which has happened with other Langley presales recently. Until then, the confirmed facts are the address, the builder, the unit count, the size range, and the 2027 completion year — everything else is still pending.
