That number is a starting point, not a price list — Lanstone Homes, the developer, has not released floorplan-level pricing yet, so nobody outside the sales office knows what a specific three-bedroom or four-bedroom unit will actually cost.

What's confirmed so far

Here's what's in the public record for Covent Park, at 7960 197 Street, just west of 200 Street in Langley's Latimer area:

The site describes the project as European-inspired, with brick exteriors, and says it borders a protected greenway. It's about a three-minute drive to both the Langley Events Centre and Willoughby Town Centre, and about 14 minutes to Willowbrook Shopping Centre, by the developer's own account.

What $919,900 works out to per square foot

The only price published is the $919,900 floor, so the most honest thing to do with it is show what it implies across the size range rather than pretend it applies to one specific home. Against the smallest unit, 1,400 square feet, that floor works out to about $657 a square foot. Stretched to the largest unit at 1,700 square feet, the same number works out to about $541 a square foot. Neither figure is a real price for a real floorplan — they're just the two ends of what a single published number implies until Lanstone breaks it out by plan.

Not an offering yet

Covent Park's own site is direct about where things stand: "This is currently not an offering for sale. Any such offerings may only be made with a disclosure statement." The site collects registrations and nothing else. There's no floorplan sheet, no per-unit pricing, and no deposit structure posted. That last point matters more than it sounds — deposit size and timing vary a lot between Lower Mainland presales, and Covent Park hasn't said anything yet. How it stacks up against what's already selling in Langley

Covent Park's $919,900 floor lands in the middle of a crowded field of 3- and 4-bedroom Langley townhomes already selling, mostly in Latimer and neighbouring Willoughby, with 2026 completions:

Covent Park doesn't undercut the neighbourhood — Cascadia, Renfrew South and Aston all start lower with the same bedroom counts and the same completion year. It sits below Archer at Latimer, which is the only one of this group with a published per-unit price list rather than a single starting figure. That's the real gap right now: most of the field above has moved past the "from" price to actual floorplan pricing, and Covent Park hasn't yet. Why this is showing up in search already

Covent Park entered the catalogue on September 5, fully specified on paper — price floor, bedroom mix, size range, unit count — while the sales process is still registration-only. That combination is why people are already searching the project by name at a low position: the information exists somewhere, but not yet on a page built to answer the question. It also lands in a city where more site searches come from Langley than anywhere else we track, and the last piece written specifically about a Langley launch was three weeks ago.

What changes next

Three things would move this from a starting number to something more useful. First, Lanstone could release a price list broken out by floorplan, which is normal once a project moves from registration to an actual sales launch — at that point the $541–$657 a square foot range above stops being an estimate and becomes several real numbers. Second, the starting price itself could move before that happens; developers routinely adjust a "from" figure up or down between registration and launch, and $919,900 is not locked in.
