Has Lexford in Port Coquitlam Released Prices Yet?
No. As of late August 2026, Polygon Homes has not published pricing for Lexford, its 117-home project at 3188 Shaughnessy Street in Port Coquitlam. The building is still in registration, with a move-in-ready release described as coming but not yet dated.
What we actually know about Lexford
Lexford is a four-storey building with 117 homes, one to three bedrooms, ranging from 450 to 1,012 square feet. It's being built by Polygon Homes in the Shaughnessy area of Port Coquitlam, close to Prairie Avenue, with more than 7,000 square feet of indoor and outdoor amenity space planned, including a fitness room, yoga studio, community garden and a kids' play area. Polygon is targeting a 2026 completion.
Right now the only way to get in line is to register on Polygon's own project page, which describes the homes as "move-in ready" and "coming soon" without a specific date. There's no price list, no floor plans, and no deposit structure posted anywhere yet. If you've seen a number attached to Lexford somewhere else, it isn't coming from Polygon.
What prices look like elsewhere in Port Coquitlam right now
Nobody can tell you what Lexford will cost. But seven other presale projects in Port Coquitlam are selling today with published prices, and looking at them tells you roughly what a one-, two- or three-bedroom home costs in this city right now.
| Project | Suburb | Beds | Price from | Completion |
|---|---|---|---|---|
| The POCO | City Centre | 1–3 | $389,900 | 2028 |
| Hawthorne | Lincoln Park | studio–3 | $439,900 | 2025 |
| Porthaven | City Centre | studio–3 | $475,000 | 2027 |
| Luxora | City Centre | studio–3 | $539,900 | 2026 |
| Marlow | City Centre | 1–2 | $539,900 | 2025 |
| Two Shaughnessy | City Centre | studio–3 | $635,000 | 2026 |
| Rindall | City Centre | 3–4 | $1,009,900 | 2025 |
The spread runs from under $400,000 for an entry-level home at The POCO to just over $1 million for a three- or four-bedroom home at Rindall. Most of the one- and two-bedroom stock in the city currently starts somewhere between $440,000 and $640,000. Lexford's smallest homes, at 450 square feet, would sit at the compact end of that range if Polygon prices them in line with what else is selling in Port Coquitlam, though there's no way to confirm that until Polygon releases numbers.
Six of the seven comparable projects sit in City Centre, closer to the West Coast Express and Coquitlam Centre. Lexford and Hawthorne are the two currently selling or registering outside that core, in Shaughnessy and Lincoln Park respectively. If you want the full current list for the city, it's on the Port Coquitlam hub.
Why this project ranks on registration alone
Lexford is drawing search traffic despite having no price, which happens with Polygon projects — the brand has a following in the Tri-Cities from past buildings, and buyers search a project name well before a developer is ready to sell. Registering doesn't commit you to anything. It gets you on Polygon's list for a preview or a price announcement, which is standard practice for coming-soon buildings across the Lower Mainland.
Two things worth flagging about Lexford's record: the description lists one- to three-bedroom homes, but some data feeds show a minimum bedroom count of zero, which would suggest a studio. Trust the one- to three-bedroom description and the 450 to 1,012 square foot range — those come directly from the project description, not from a field that may not have been updated.
What would change this
Lexford stops being a registration-only story the day Polygon posts a price list or opens a presentation centre. Until then, anyone comparing costs in Port Coquitlam has to use the seven projects already selling as the reference point, not Lexford. If you're weighing deposit size or timing once a price does land, the presale deposits guide covers how deposit structures typically work at this stage of a project, and the rescission period guide explains the seven-day window you get after signing a contract, regardless of which Port Coquitlam project you choose.
We'll update this page once Polygon confirms pricing for Lexford.
