That's a narrow building by Metro Vancouver presale standards, and a narrow price band to go with it: every home here lands under $770,000, whichever floor plan a buyer picks.

Port Coquitlam has several projects selling right now, and Luxora's entry price is one of the lower ones on the list.

Only The POCO opens lower, and its cheapest homes are still years from completion. Among projects with a 2025 or 2026 completion date, Luxora's starting price is the lowest on this list. Lexford, a much larger project in nearby Shaughnessy, is coming soon with homes starting at $499,900, but it hasn't released a full price range yet and isn't factored into the comparison above.
The completion question
The rationale for looking at Luxora now is timing: our records show an April 2026 completion target, and it's now September 2026. Normally that's the point where a project either has occupancy underway or a firm new date.
Luxora's own website doesn't currently answer that. There's no occupancy date, no construction-progress update, and no language stating homes are ready or still being built. Until the developer publishes that, we're not going to guess. If a reader's decision hinges on move-in timing rather than price, that's a question to put directly to the sales office rather than something we can confirm from what's published.
The incentive
Luxora is currently marketed with some kind of incentive attached, though neither the developer's site nor our records specify what it is or what it's worth. Incentives on presale and near-complete inventory are common and change without much notice, so treat this as "something is on offer" rather than a number to plan around.
