Piano's presale prices start at $499,990, with homes running from 396 to 1,398 square feet across studios, one-, two- and three-bedroom layouts. Concord Pacific opened sales on September 2, and the project is the largest thing currently selling in Surrey City Centre.
What's actually being built
Piano is two towers, 40 and 33 storeys, at 13468 105A Avenue, on the block between Gateway and Surrey Central SkyTrain stations. Between the two towers, there are 1,014 homes, plus street-facing townhomes at grade. Completion is set for 2028. The site puts it a short walk from Central City shopping centre, Surrey City Hall, and both SFU Surrey and Kwantlen Polytechnic University.
There's no on-site sales office. Concord Pacific is running inquiries for Piano out of the Park George presentation centre at 13778 100 Avenue, a short walk from the tower site.
How the price compares to what else is selling in City Centre
Surrey City Centre has a lot of towers selling right now, but most of them are smaller than Piano, and most started lower.
| Project | Units | From | Completion |
|---|---|---|---|
| The Manhattan | 422 | $330,900 | 2029 |
| BridgeCity | 967 | $379,900 | 2028 |
| Parksville 96 Condos | 377 | $381,900 | 2028 |
| SkyLiving | 422 | $400,000 | 2028 |
| Juno Condos | 341 | $400,000 | 2028 |
| Sequoia | 386 | $500,000 | 2027 |
| Piano | 1,014 | $499,990 | 2028 |
At 1,014 homes, Piano has more units than any other project currently selling in Surrey City Centre, including BridgeCity's 967. Its starting price of $499,990 sits close to Sequoia's $500,000 floor and above most of the rest of the list, which cluster in the $330,000–$400,000 range for their smallest units. None of that tells you what a specific floor plan costs — the $499,990 figure is a floor, not a typical price — but it places Piano toward the top of what's currently selling downtown on a per-unit-count basis.
Zoomed out past City Centre, Surrey has bigger projects still to come. Queens Condos in Bear Creek is planned for 3,478 homes at the same $500,000 starting point, and The Passages, still listed as coming soon in City Centre, is planned for 1,126 units with no price attached yet. Piano is the largest project with an actual price today, not the largest project period.
Sizes and what they mean
The 396-to-1,398-square-foot range spans a studio at the small end to a three-bedroom at the top. Concord Pacific hasn't published a price sheet breaking out cost by unit type, so there's no way yet to say what a one-bedroom or a three-bedroom runs specifically — only that the building's overall range starts at $499,990. Anyone comparing against another project should look at both the size and the bedroom count together, not price alone, since a $499,990 studio and a $499,990 two-bedroom aren't the same purchase.
Why this location, specifically
The block sits between two SkyTrain stations rather than next to one, which is unusual for a Surrey City Centre launch — most of the towers on this list sit closer to a single station entrance. Concord Pacific's own project description leans on the music theme for amenities, including practice and band rooms alongside more standard fitness and coworking space, plus street-facing townhomes at grade rather than a single ground-floor lobby.
What a deposit and closing actually involve
Piano is a standard presale structure: deposits paid over time before a 2028 completion, and a 7-day rescission period after signing where a buyer can walk away — see the rescission period guide for how that window works. Deposit sizes and timing vary by developer and project; the presale deposits guide covers how those structures typically get sized before you sign anything. Anyone buying pre-construction in BC should also know how the GST rebate applies to a home in this price range, covered in the GST rebate guide.
For everything else selling in the city right now, the Surrey new-condo list has the full inventory by neighbourhood, and BridgeCity's project page is the closest comparison by unit count if Piano's price point doesn't fit.
What changes next
Concord Pacific hasn't released a per-unit-type price sheet, a maintenance fee estimate, or a construction start date. Any of those landing would be worth another look, particularly a price breakdown by bedroom count, since right now the only number on the table is the $499,990 floor.
