Richmond has 14 presale condo and townhome projects selling right now, spread across eight neighbourhoods, with four more still coming soon. Entry prices run from $445,000 for a one-bedroom in Hamilton to $1,529,900 to start at Everly in Brighouse, and the spread is wide because half of those 14 projects don't sell anything smaller than a three-bedroom.
No presale piece has run on Richmond as a city before, even though it holds one of the bigger catalogues in Metro Vancouver. Here's what's actually selling, neighbourhood by neighbourhood.
City Centre
City Centre has one project selling now: Park Residences II, priced from $599,900 up to $2,699,900, one to three bedrooms, due in 2030. That top price is the highest listed max price of any selling project in the city.
Two more are coming soon here. Parc Capstan is a 120-home building with one to three bedrooms and no price posted yet. Lansdowne District is the big one — 1,135 homes, slated for 2030, also unpriced.
Brighouse
Brighouse has the most projects of any Richmond neighbourhood: four selling, two coming soon. Luxio on the Park starts at $669,000 and is already complete. 8899 Spires starts at $998,880 for two bedrooms. Brighouse 22 starts at $1,499,900, three bedrooms minimum. Everly starts at $1,529,900, also three bedrooms and up — the highest entry price of any selling project in Richmond, across just six homes.
Coming soon: Oval, 356 homes with one to three bedrooms, completion set for 2028, and Zaina Gardens, an 18-home project with no unit mix posted.
West Cambie
Three projects selling. Milano at Capstan Village is priced $549,900 to $1,199,900, one to three bedrooms. Camden Square starts at $669,903. Talistar starts at $766,000 and tops out at two bedrooms.
McLennan North
Both projects here start at three bedrooms. Ferndale Garden 4 runs $1,198,000 to $1,648,000 across eight homes. Infinity Garden runs $1,318,000 to $1,718,000 across twelve.
Steveston
One project: Cavendish, from $1,188,800, three to four bedrooms, 35 homes, completed in 2025.
Hamilton
One project, and it's the cheapest entry point in the city: Hamilton Village Phase 2 West, $445,000 to $779,900, one to two bedrooms, 139 homes due in 2026.
Two more neighbourhoods round out the list. Quilchena has Quilchena West, from $1,249,900, three to four bedrooms. McNair has Onward, from $1,398,800, also three bedrooms and up.
Why the cheap end is so narrow
Five of Richmond's 14 selling projects post a one-bedroom price under $700,000: Hamilton Village Phase 2 West at $445,000, Milano at Capstan Village at $549,900, Park Residences II at $599,900, Luxio on the Park at $669,000, and Camden Square at $669,903. Seven of the 14 — exactly half — don't sell anything smaller than a three-bedroom at all. That's Cavendish, Ferndale Garden 4, Quilchena West, Infinity Garden, Onward, Brighouse 22, and Everly, concentrated in Steveston, McLennan North, Quilchena, McNair, and the newer Brighouse buildings.
That mix is why a search for the cheapest unit in Richmond turns up a narrower field than the total project count suggests. Only six of the 14 selling projects sell a one-bedroom at all, and they're concentrated in four neighbourhoods: Hamilton, West Cambie, City Centre, and Brighouse. Everywhere else, the smallest home on offer is already a family-sized unit, and the starting price reflects that.

What changes next
All four projects still coming soon — Parc Capstan, Lansdowne District, Oval, and Zaina Gardens — have no price posted yet, so the moment any of them opens for sale, the range at the cheap end could move, especially if Parc Capstan or Oval prices a one-bedroom below Hamilton Village Phase 2 West's $445,000 floor. Lansdowne District is the one to watch for scale: at 1,135 homes it's the largest single project in Richmond, more than three times the size of Oval, the next-largest project still coming soon, and its eventual price list will set a new reference point for City Centre.
