Which Langley and Surrey Presales Sit Near the New SkyTrain Line?
Of the 71 presale developments we track in Surrey and 44 in Langley, 44 total sit in the corridor the new Surrey-Langley SkyTrain extension will actually serve. The rest — the majority of both cities' catalogues — are elsewhere. The line itself won't carry a passenger until roughly late 2029.
The eight stations
The extension runs along Fraser Highway from Surrey into Langley City, all elevated, with eight new stations. All eight are under active construction as of mid-2026, according to the province's project site. Under construction is not the same as guaranteed to open on schedule — it means piling, foundations and guideway work are happening now, not that a date is locked in.

In Guildford, that's Zenith Guildford, Interchange and Guilden with published starting prices; Fellow Condos Second Release and Proper haven't posted pricing. In Clayton Heights it's Atlin, Bute and 72 Crossroads. In Yorkson it's Walnut Park, Solana, Heath West and Yorkson Meadows. At Langley City Centre it's The Merchant and Oxford Mews.
Two stops — Bakerview–166 Street and Hillcrest–184 Street — don't line up with a named cluster in our data at all. We aren't tracking any presale in that stretch of Fraser Highway right now.
The biggest concentration isn't tidily attached to one station. Langley's Willoughby district — 21 presales, roughly $365,900 to $2,100,000 — sits in the belt between Willowbrook and Langley City Centre stations, along with four more in the adjoining Latimer area ($855,900–$1,799,900). Willoughby is wide enough that some of those 21 sit close to Willowbrook, others closer to Langley City Centre, and we don't have precise enough data to sort them station by station. Together, Willoughby, Latimer, Yorkson and Langley City Centre add up to 31 of Langley's 44 tracked presales sitting somewhere in this corridor.
What isn't near the line
That leaves 13 Langley presales — in Brookswood, Murrayville, Aldergrove, Nicomekl and Central Gordon — well outside the corridor. Brookswood in particular, with nine active presales, sits south of Fraser Highway and isn't served by any of these eight stations.
In Surrey it's more lopsided: only 13 of 71 tracked presales sit in the Guildford–Fleetwood–Clayton Heights stretch. The other 58 — Newton, Sunnyside, Cloverdale, Panorama Ridge, Grandview Heights, Fraser Heights, King George Corridor, Elgin Chantrell, Bear Creek, Bridgeview, Ocean Park and Anniedale-Tynehead, plus Surrey's own downtown City Centre towers — sit closer to the existing King George and Surrey Central stations than to any of the eight new ones, or well away from SkyTrain altogether.
If you're searching for a presale near this specific extension, "Langley" or "Surrey" alone isn't a fine enough filter. The neighbourhood matters more than the city.
The 2029 caveat
The province's own project site lists late 2029 as the anticipated in-service date for the whole extension — all eight stations open together, not one at a time. Construction being underway at a station site says nothing about a completion date for the buildings around it. A presale near Willowbrook or Langley City Centre station today will likely complete years before the station does. Buyers weighing a unit for the SkyTrain connection specifically should treat "near a station" and "near a station that's running trains" as two different things for at least the next few years.

What changes next
The province publishes monthly construction status reports station by station. Worth watching: whether any developer announces a project near the Bakerview–166 Street or Hillcrest–184 Street sites, where we currently track nothing, and whether the late-2029 in-service date holds as guideway work continues. Either would be the next real update to this list.
