Surrey has 59 new condo and townhome projects selling right now, priced from $299,900 in Sunnyside to over $1.5 million in Fleetwood, broken down by neighbourhood.

Surrey has 59 new condo and townhome projects selling right now, priced from $299,900 to more than $2 million, with another 17 projects still in pre-sale registration. Almost all of it sits in six neighbourhoods: City Centre, Guildford, Newton, Clayton Heights, Sunnyside and Fleetwood.

That table only counts projects that are actively selling. The rest of Surrey's presale inventory is spread across smaller pockets — Grandview Heights, Fraser Heights, Cloverdale, Panorama Ridge, Bear Creek and a handful of others — mostly larger three- and four-bedroom homes above $800,000.

City Centre carries most of the volume

Sixteen projects are selling in City Centre alone, more than the other five neighbourhoods combined. Stowa has the cheapest unit at $329,900 and finishes in 2026; The Manhattan starts almost as low, at $330,900, but doesn't complete until 2029. At the other end, Hartley runs up to $879,900 for a four-bedroom, one of only two four-bedroom listings in the city core — Parksville 96 is the other. Seven more City Centre projects, including Whalley Station and Janda Tower, haven't released prices yet.

Guildford and Newton: the cheapest entry points outside the core

Harth in Newton has the lowest entry price in Surrey after Harlowe, at $309,900 for a studio, though it doesn't complete until 2029. Guilden in Guildford starts at $389,900. Both neighbourhoods carry family-sized stock too: Newton's Harmony starts at $849,900 and goes up to four bedrooms, and Guildford's Guildford The Greatest 2 starts at $479,900 with units up to three bedrooms.

Guildford's entry price is likely to drop before Newton's does. Four more Guildford projects are still in pre-sale registration, and one of them, Zenith Guildford, has already posted an early price of $329,900 — well under Guilden's $389,900. If Zenith converts to selling at that price, Guildford's floor falls to $329,900, still above Newton's $309,900 but a lot closer than it is today.

Clayton Heights and Fleetwood: where the larger homes are

Clayton Heights and Fleetwood are the two neighbourhoods where three- and four-bedroom stock dominates. Atlin is the cheapest way into Clayton Heights at $354,990, but the neighbourhood's Salton tops out at $1,039,900 with units up to four bedrooms. Fleetwood has no unit under $400,000 — Fleetwood Village 2 sets the floor at exactly that price for a one-bedroom — and its other four active projects all start between $829,900 and $899,900, with some units running well past $1 million. Onyx & Ivory tops the neighbourhood at $1,599,900.

Sunnyside spans the widest range

Sunnyside has both the cheapest unit in Surrey and one of the pricier ones, inside a list of just three active projects. Harlowe opens at $299,900; Halo starts at $549,900; Elisa at Sunnyside Park starts at $999,000 for a three-bedroom. A fourth project, Calais, is registered for a 2027 completion but hasn't priced yet.

What to check before signing anything

Every price above is the starting price for the smallest unit type at each project, not what a specific floor plan or view costs, and prices on active listings change without much notice. Deposit structures and the 7-day rescission period work the same way in Surrey as anywhere else in BC, and both are worth reading before a deposit goes down on anything on this list.

What changes next

Guildford is the neighbourhood to watch. Three of its four pre-registration projects — Zenith Guildford, Fellow Condos Second Release and Interchange — have already posted early prices; the fourth, Proper, hasn't. Any of them converting to selling status will move Guildford's entry price and bed range within weeks. City Centre's seven unpriced projects, including Whalley Station and Janda Tower, would do more to shift the citywide numbers than anything else on this list once they release pricing.
